Planning can be a lengthy and risky process that may put you off making changes to your home. But there are some changes you can make without the need for an application. Permitted Development rights allow you to develop without the need for an application – if your development falls within certain parameters. Here is a handy tool for exploring your options:

Questioning Whether You Require Planning Permission?

Prior Approval may be required in some cases of Permitted Development to allow your local authority to consider the impacts of your development. Details of your development are required to be disclosed in an application in relation to specific conditions. Your local authority is given 58 days to respond before planning is automatically granted.

Express Permission is required where Permitted Development does not apply. A detailed application is submitted to your local authority outlining the details of your proposal for their approval. This is applicable to larger alterations or developments.

Building Control is separate from planning permission and is necessary for all development. Where planning aims to control the impact of development on the public/neighboring properties, Building Control regulates the quality of your build. The government sets regulations on development for aspects such as fire control, access, and energy performance to ensure buildings are safe and accessible. Building Control will sign off on your project providing you meet the latest regulations.
